Scope of Delivery
We provide two alternatives: The fully insulated, wind- and watertight, lockable shell with finished roof, windows, exteriors and finished ceilings (see Stage I below) or the fully fitted house (see Stage I, II and III below). Both will be built from concrete slab upwards which you need to provide (according to our specifications).
We deliver and assemble the house on site and everything we need to do that will be provided by us, i.e. our expert teams for the assembly, mobile crane, scaffolding, waste removal and much more.
Stage I
- The shell construction comprising of the fully insulated, wind- and water tight house with triple glazing windows; excellent quality front- and side-entrance doors; top quality, fully insulated roof with zink guttering; insulated partition walls ready for smoothing and finishing; finished exterior walls (timber on the outside or ready for rendering) and finished ceilings with visible planed rafters.
Stage II and III
- the electrical installation including light switches, sockets, cables for lighting; all where you want them located, but not the actual lamp fittings, bulbs etc. You just need to connect lamps and your kitchen appliances.
- the under floor heating and screed, i.e. the floor is ready to be covered
- the heating system (air source heat pump) and the connections in the house
- the flooring i.e. tiles or wooden floors and parquet to your choice
- the wall tiles for all the bathrooms, shower rooms and WCs and the kitchen
- the wall hung WC with flush units, wash basins, baths, shower trays or flush showers, shower cabins, mixer taps for all bath rooms, i.e. the bath rooms are complete apart from furniture and lights
- the plumbing for all locations where water is required including the kitchen, utility room, outside tap and, of course, for all bathrooms, shower rooms and WCs
- a fine white finish for all internal wall elements - a natural wood finish as standard for the inside surface of the outer wall elements
- ceilings, built with visible rafters; the timber is joined durably and elegantly and achieve a pleasing design
- the fitted stair case made of beech wood with stainless steel or wooden balustrades
- the windows, French doors and patio doors
- the front door and all internal doors
We select a range of high quality fittings as standard using renowned brands and contemporary products. You will receive a description of all the items included, giving their make and model. During the three day fitting meeting in Germany you can personally select your preferred choice of bathroom suites, flooring, staircase etc and we will calculate the price difference (increase or decrease depending on your selection). You only pay for what you actually select.
We also provide:
- EPC/SAP energy rating
- Air tightness test
- Electrical certificate
- MCS certification for the heat pump (so that you can get the renewable heat incentive)
- Water consumption calculation
What is not inside
We do not provide
- Planning Permission and Building Regulations application. We support you for no cost with both processes with drawings, structural calculations and the required technical information (also see "Adressing the planning challenge")
- the connection of services, i.e. you need to organise the connections required for sewage, electricity, water and gas direct with the applicable service companies.
- the bottom slab or basement. Stommel Haus supply at no extra charge the required detailed plans for the slab and the structural calculations required by your slab or basement builder for the design of their part of the work. We can recommend a local planning consultant and land surveyor which you need to determine exactly where the house goes on the plot and for the block plan required for planning approval. TWe can also introduce you to ground work sub contractors to for the exavation and constractors for the build of the the slab or basement.
- the landscaping etc. We can introduce you to contractors who prepare paths, drives, decking and to provide landscaping around the house and garden.
- the kitchen, because kitchen fitting requires its own specialised craftmanship. The choice of kitchens and appliances is huge. We can introduce you to high quality kitchen fitters. Part of our service is to provide the kitchen area with water, drainage and electricity at the right places. We will work together with your kitchen fitter to make sure that there are no oversights or problems during the kitchen fitting.
