Chestnut - A Large and Light 3 Bedroom House with Extra Guest Room and Gallery

The Chestnut is a generous family home with three bedrooms and a guest room downstairs. It is similar to Maple but has lower eaves walls upstairs because of the steeper roof slope of 38°.

Ground floor:

The ground floor measures 11.35 m x 8.60 m plus a bay of 4.2 m x 2.0 m.
The kitchen, dining room and lounge are open plan with a generous area and an open gallery to the upstairs. The gallery gives this extra light and height with a good view from downstairs of the attractive purlins and rafters ceiling right at the top of the house.
From the kitchen there is access to a very useful and spacious utility and storage room. It can be used for food storage, washing machine, deep freeze etc. The combined heat exchanger system and hot water tank are also located here. The utility room is also accessible from the outside and proves to be very useful for all the muddy wellies and dog paws.
There is a spacious guest room, which can also be used as a study, plus a small downstairs bathroom with basin, shower, toilet and towel rail radiator. The spacious hall includes a high quality beech wood staircase of comfortable width and slope.

First Floor:

The first floor has a ceiling to wall height of 1 m. The ceiling is built with attractive visible timber purlins and rafters which are visible up into the roof ridge giving this extra feeling of light and height.
Upstairs are two equally large bedrooms plus a spacious master bed room with en-suite shower room fitted with basin, shower, toilet, and towel rail radiator. The pleasant and light family bathroom contains two basins, bath, shower, toilet, and towel rail radiator. The landing is adjacent to the gallery fitted with stainless steel or wood balustrade and banister, alternatively it can be closed off to provide additional space for another small room or play area if required.
